What’s needed when purchasing and closing on a home?

HOME INSPECTION

An evaluation of the visible and accessible systems and components of a home. (plumbing, HVAC, roof, electrical, etc.)

APPRAISAL

A home’s value created by an appraiser based on recent active and sold homes in the area with similar features. ( square footage, location, year built, number of bedrooms/baths, etc.)

HOMEOWNER'S INSURANCE

Protects private property when damage occurs, ensures structural integrity, covers repairs and reconstruction costs from fire, severe weather, theft, etc.)

PROPERTY TAXES

City and County assessments based usually on property value.

CLOSING AGENT (TYPICALLY AN ATTORNEY)

Usually a real estate attorney who manages required documentation and disbursements for closing transactions of all parties involved. (lender, realtor, insurance agent, etc.)


Tips for Buyers


  • Use a buyer’s agent*
  • Maintain good / excellent credit
  • Find the right loan for you (conventional, VA, FHA, rates, etc.)
  • Find the right seller for you (must sell immediately, no hurry to move, relocation, etc.)
  • Find the right property for you (single family, condo, townhome, rural, urban, etc.)
  • DO NOT PURCHASE BIG TICKET ITEMS BEFORE & DURING HOUSE HUNTING (car, appliance, etc.)
  • Get home inspection

  • Prepare your home in the best possible light including curb appeal
  • Be open to negotiate the best deal for you
  • If possible, stage your home to maximize a welcoming appearance for showings
  • Present perks to convey at no cost to buyer such as warranty, home inspection, appliances, etc.
  • Review market analysis with Real Estate Agent for proper market  pricing
  • Consider home inspection before placing home on the market
